CRYSTAL BEACH RV TUNA PARK — PARK RULES
- Quiet hours must be observed. Excessive noise, disruptive conduct, or nuisance activity is prohibited.
- Vehicles must be operated carefully and without creating an unreasonable risk to people, pets, RVs, utility equipment, or other property. Tuna Drive is a public right-of-way; drivers must obey applicable traffic laws and posted controls.
- Pets are permitted subject to reasonable control, cleanup, and safety rules. Occupants are responsible for pet conduct and damage.
- Children and guests must be supervised as reasonably appropriate for their age and activity.
- Only approved RVs and vehicles may occupy a site. Abandoned, inoperable, leaking, or unsafe vehicles are prohibited.
- Do not overload, bypass, tamper with, or modify an electrical pedestal, breaker, meter, sewer connection, or water connection.
- Use RV-rated cords, adapters, hoses, and sewer fittings in good condition. No exposed conductors, unsafe splices, or leaking sewer hoses.
- Report water leaks and unsafe utility conditions immediately. Occupants may be charged for waste or damage caused by negligent or intentional conduct where permitted by law.
- Keep the site reasonably clean and free of trash, combustible accumulation, and trip hazards.
- No dumping of oil, chemicals, sewage, gray water, or hazardous materials on the ground.
- Outdoor fires, grills, generators, canopies, storage containers, and other equipment must comply with posted rules and applicable law.
- Do not obstruct access roads, utility equipment, drainage paths, emergency access, or neighboring sites.
- Follow hurricane, tropical-storm, flood, evacuation, burn-ban, and emergency instructions issued by public authorities or the Park.
- Occupants are responsible for securing RVs, awnings, outdoor furniture, canopies, and personal property for high winds and storms.
- The Park is not responsible for loss of occupant-owned property merely because it is located on the premises, except to the extent liability cannot lawfully be excluded.
- Management may adopt reasonable prospective operational or safety rules and will provide notice of material changes as required by applicable law. A rule change will not retroactively change rent or another material contract term unless permitted by law and properly agreed or noticed.
LIABILITY / ASSUMPTION OF RISK ADDENDUM
CONSPICUOUS NOTICE: THIS ADDENDUM EXPRESSLY ADDRESSES CERTAIN CLAIMS CAUSED BY THE PARK’S OWN ORDINARY NEGLIGENCE. IT DOES NOT RELEASE GROSS NEGLIGENCE, WILLFUL OR INTENTIONAL MISCONDUCT, NONWAIVABLE STATUTORY DUTIES, OR OTHER LIABILITY THAT CANNOT LAWFULLY BE WAIVED.
OCCUPANT VOLUNTARILY ASSUMES THE INHERENT AND REASONABLY FORESEEABLE RISKS OF USING AN RV SITE AND OUTDOOR COASTAL PROPERTY, INCLUDING RISKS ASSOCIATED WITH THE OCCUPANT’S RV, VEHICLES, PETS, GUESTS, UTILITY CONNECTIONS, WEATHER, FLOODING, UNEVEN SURFACES, INSECTS, WILDLIFE, AND ORDINARY OUTDOOR ACTIVITIES.
TO THE FULLEST EXTENT PERMITTED BY TEXAS LAW, OCCUPANT RELEASES CRYSTAL BEACH RV TUNA PARK AND ITS OWNERS, MANAGERS, AGENTS, AND EMPLOYEES FROM CLAIMS FOR BODILY INJURY OR PROPERTY DAMAGE TO THE EXTENT CAUSED BY THE PARK’S OWN ORDINARY NEGLIGENCE IN CONNECTION WITH THOSE DISCLOSED RISKS.
THIS RELEASE DOES NOT APPLY TO GROSS NEGLIGENCE, WILLFUL OR INTENTIONAL MISCONDUCT, A KNOWN OR REASONABLY KNOWABLE DANGEROUS CONDITION THAT CANNOT LAWFULLY BE RELEASED, OR ANY STATUTORY OR OTHER DUTY OR LIABILITY THAT TEXAS LAW PROHIBITS FROM BEING WAIVED.
Occupants remain responsible for their RVs, vehicles, pets, guests, personal property, equipment, and utility connections. To the fullest extent permitted by law, an occupant is responsible for loss, damage, injury, fines, cleanup costs, or claims caused by the occupant or the occupant’s household members, guests, invitees, pets, vehicles, RV, equipment, or utility connections.
MONTHLY PAYMENT ACKNOWLEDGMENT
By checking the required acknowledgment during checkout, the occupant confirms that they reviewed and agree to these Park Rules and Liability / Assumption of Risk Addendum, Version 1.0, effective September 11, 2026. The occupant understands that payment does not waive any right or duty that applicable law prohibits from being waived.
